What to expect as a client

MEP Works should begin with a clear brief, a site understanding and a defined approval route. A novice client does not need to know every technical term; the important part is knowing what decisions must be made, what will be hidden later, and what quality checks should happen before work is covered.

Process

Typical process from basic to complete

  1. Start by defining the actual requirement for mep works, the rooms or areas affected, performance expectations, programme constraints and the party responsible for approvals.
  2. Survey existing conditions before finalising dimensions. Existing services, structural elements, ceiling voids, access zones and landlord restrictions can change the workable solution.
  3. Convert the agreed intent into coordinated drawings, material selections and a measurable scope. Interface points with other trades should be resolved before procurement.
  4. Procure approved materials, prepare samples or mock-ups where useful, and confirm manufacturer installation requirements before bulk work starts.
  5. Execute in a controlled sequence with hold points for concealed work, levels, alignment, testing and protection of completed finishes.
  6. Inspect, test where applicable, rectify snags and close the package with as-built information, warranties and maintenance guidance.
Engineering

Advanced engineering and coordination

  • Interface management is normally more important than the individual trade in isolation. Drawings should identify tolerances, clearances, access, supports, penetrations and maintenance zones.
  • Specifications should distinguish visual requirements from performance requirements. Fire rating, acoustics, moisture resistance, load, temperature, corrosion, cleanability and warranty conditions may control the technical choice.
  • Value engineering should compare whole-life value, lead time, replacement risk and coordination impact rather than simply selecting the lowest initial price.
  • Inspection and testing requirements should be agreed before installation begins. Concealed work should not be closed until the responsible parties have had the required opportunity to inspect.

  • Can improve programme certainty when design and interfaces are resolved early.
  • Allows quality benchmarks to be agreed through samples, mock-ups and inspection points.
  • Good coordination reduces rework, abortive procurement and clashes on site.

Risks and limitations to manage

  • Late design changes can affect multiple trades and cause disproportionate rework.
  • Selecting materials only by appearance can create durability, compliance or maintenance problems.
  • Unclear responsibility at interfaces often leads to gaps in scope and delay.

Quality checks

  • Approved drawing / latest revision is available at the workface.
  • Material or product matches approved sample and specification.
  • Dimensions, levels, alignment and interfaces are checked before fixing.
  • Concealed services or supports are inspected before closure.
  • Finished work is protected from following trades and recorded at handover.
